The Challenge: A Partner for Rapid, All-Inclusive Growth

Oglesby Construction needed a new facility to significantly expand its operations in Northern Ohio. The project came with a unique set of challenges that required a partner capable of a complete, single-source solution: from acquiring the land and navigating local incentives to fast-tracking design, engineering, and construction. They needed a partner who could handle every aspect of the project with speed and precision, ensuring a seamless transition and an aggressive timeline.

The Solution: The Janotta & Herner Advantage

The solution came through a true JHI Group partnership, which provided a fully integrated, one-source approach from the very beginning. This collaborative model allowed for an expedited project timeline that is truly remarkable for a project of this scale. 

•  JHI Properties handled the land deal, developing 16 acres for the new facility and assisted in navigating local incentives. 

•  Janotta & Herner managed the design-build process, including design, engineering, and construction. 

•  Firelands Fabrication detailed, and fabricated the 43,800sf office and shop building. 

•  Firelands Metals completed specialty metal fabrication of canopies, siding trims, and other miscellaneous metals, keeping all key components of the building within the JHI family. 

This integrated approach eliminated communication delays and streamlined the entire process. The team moved at an incredible pace, taking the project from the very first meeting in July 2024 to groundbreaking on September 1, 2024, and achieving full occupancy just ten months later in May 2025. 

Delivering Excellence In-House

By keeping much of the work in-house, the Janotta & Herner team maintained total control over quality and schedule. This was a true self-performed project, with Janotta & Herner crews completing 15,456 self-perform labor hours, covering a broad range of disciplines:

•  Concrete Foundations and Poured Walls  

 Trench Drains 

 Steel Erection 

•  Insulated Metal Panel (IMP) Roofing & Siding 

 Pre-Engineered Metal Building Erection 

•  Rough & Finish Carpentry 

•  Drywall & Acoustical Ceilings 

•  Doors, Hardware & Specialties. 

A Facility Built for the Future

The completed facility stands as a testament to what true design-build collaboration can achieve.

The new 55,800 sq. ft. facility includes:

•  43,800 SF Main Building – housing a service and fabrication shop, high-hazard storage area, and a 10,000 SF office featuring a training center and fitness room.

  12,000 SF Concrete Building – dedicated to form fabrication and equipment storage.

The space is equipped for maximum efficiency, featuring a 5-ton overhead crane, two 1-ton jib cranes, a fuel station, and a wash bay, providing Oglesby Construction with a state-of-the-art facility designed for future growth.

Through a single-source partnership and an aggressive timeline, Janotta & Herner delivered a comprehensive, high-quality facility that met every one of Oglesby Construction’s needs and positioned them for long-term success.
